Re: Northstar Medical Center — Phase II, Baseline Schedule Rev. C — Contractor pre-submission review summary
Ahead of formal submission of Baseline Schedule Rev. C, our preconstruction team completed an internal reconciliation of the contract documents, Addenda 01–06, the coordinated BIM model and the bid-phase RFI log against the proposed 30-month sequence. The review identified 24 items warranting resolution or clarification, of which 9 are considered critical to milestone feasibility.
The most significant items concern long-lead mechanical procurement, the medical gas rough-in sequence serving the Level 4 surgical suite, and inspection and commissioning durations that appear compressed relative to CDPHE requirements. We have proposed logic revisions that resolve 19 days of the identified exposure without extending substantial completion, and we are requesting clarification on the drawing and specification inconsistencies itemized in the attached register.
Each item includes the governing document reference, the affected activity, our proposed resolution and an assessment of schedule consequence. We would welcome a working session with the design team prior to formal submission.
